The prospect of selling your home can be exciting and stressful. A professional home stager helps alleviate any added stressors by explaining what work needs to be done on your home to create a beautiful online presence. Let’s review how home staging can add value and help you:
Punch list of things that need repair and necessary work.
A home stager will give you a list of what may present as a red flag or a negative to a potential buyer. Understanding that a buyer’s first impression is critical can help guide you in understanding the priority of necessary repairs.
Minor issues that may not seem like a big deal to you may send the signal of “what else is wrong.” A buyer may be keeping a running tab of these minor issues in their mind and decide the hassle of getting the work done is not worth it to them.
If there is work to be done on your home, be careful of doing it yourself. For example, if you have never painted a piece of furniture, taking on painting your kitchen cabinets may not be advised. It requires knowledge and skill, planning, and time. A home stager can advise you on the projects that you can realistically complete and when you may want to seek a trade expert.
Staging a home has a proven track record for your home-selling success.
Statistics quoted from the 2021 Profile of Home Staging from the National Association of Realtors® report:
- 82% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.
- More than 7 in 10 agents find photos, videos and virtual tours more important since the start of the COVID-19 pandemic.
I found a couple of things interesting in the report. First, a beautiful and professional online presence is critical with buyers’ agents wanting to see photos, videos, and virtual tours (73-83%) before an in-person visit. Second, the impact of home shows on viewers creates an unrealistic expectation of how homes should look. What is the effect of these statistics on you? A beautiful online presence can only happen if your home is professionally staged and professional photos are taken.
