Are you planning to sell your house this year? This article addresses a few common misunderstandings of home staging that I have heard over the years of being a professional home stager, and I hope to offer a deeper understanding. Also included are reasons why you will benefit from home staging and how it can be a stress-free process. Let’s dive in!
Comments I often hear regarding home staging:
Why do you need a professional home stager? I can watch a YouTube video and figure out what to do.
I have been in this field for over twenty years and can tell you that the homeowner’s perspective differs from that of potential buyers. You may have lived in your home a long while or collected many treasures, which would not translate well in professional photos. Understanding what the buyer in your specific area is looking for and how to maximize your house’s features takes a professional’s eye.
I can clean and throw things away; I don’t need someone to tell me how to go through that process.
Over the years, I have found that people overlook things that potential buyers will zero in on. When living in a space for an extended period, your eye gets used to seeing things as they are, tuning out the details. There is cleaning, then there is deep cleaning, especially for homes with pets. Understanding what to remove and why creates the best online presence and in-person walk-throughs.
Why do I need home staging? My home is beautifully decorated!
Understand that interior decorating and home staging have different goals. A home can be decorated to fit personal needs and likes and create an enjoyable and loved environment. A staged house to sell presents one that a potential buyer is attracted to, one that highlights what they are looking for and can emotionally see themselves in.
Interesting points:
- According to the 2023 NAR Profile of Home Staging, 81% of buyer’s agents said staging a home made it easier for potential buyers to envision themselves in the house.
- A professional online presence is essential, as buyers perceive a house positively when first viewed online and are more willing to do a walk-through.
- A professional home stager will point out any objection that a potential buyer may see and suggest repairs or improvements that may be overlooked.
Redesign Right offers a stress-free process:
