7 Tips to Sell Your Home to Millennials

In my decorating article last week, High Point Market-Spring 2017 Highlights, I wrote about the furniture industry looking forward to a large boom in millennial furniture purchases in the upcoming years. As reported by Realtormag, a recent Fannie Mae Economic report stated, “Millennials’ accelerated rate of departure from their parents’ homes bodes well for housing demand.” With the market primed to sell your home, now may be a fantastic time if you are planning a move.

How can you capitalize on the millennial market? Here are seven things to consider when selling your home to this growing pool of buyers:

  1. Strive for the “less is better” concept of decorating.
  2. Choose furniture that is large and fewer pieces; for example, large lamps, art, and accessories.
  3. Minimize the “eye noise” by not offering lots of little things to view. If you have a large collection of items, consider packing them up and placing in storage. Too many “things” take away from the house which is where you want your prospective buyers to focus.
  4. Take down outdated
  5. Paint the interior of the home in a neutral color; for example, a gray in the warm spectrum mixed with a beige.
  6. Since Millennials often do not have a budget for home upgrades, they want to move into a home with an updated kitchen and baths. If you cannot update this space, do what you can to give a facelift. Change out the knobs on the cabinets, replace the counter tops, install new lighting to a sleek look (definitely remove all fluorescent overhead lighting.)
  7. Replace outdated and dirty carpets throughout either with a neutral carpet or preferred low-maintenance wood flooring or tile.

Keep in mind that the best salesman in a room is the way the furniture is placed. Make sure the key Rooms:  Family room, Living Room, Entrance, Kitchen and Master Bedroom and Bath are professionally staged showing prospective buyers the many possibilities. They need to be able to see themselves living in this space.

12 Item Checklist for Outdoor Staging

Beautiful YardAre you planning to sell your home soon? If so, you will want to take a good look at the outside of your home and be sure that it presents as nicely as possible for a potential buyer. The majority of buyers will first view your home online which means you will want quality photos done after you have prepared the outside of your home. Next, if the potential buyer lives locally, they will do a drive-by of your home.  You want to make sure the exterior of your home entices the buyer so much she calls for an appointment to see the rest of your home!

Let’s go over a 12 item checklist of must-dos to get you started on your exterior:

  1. Clean your entryway of all debris.
  2. Check your porch light(s); it’s the easiest thing to change out and offer a fresh look.
  3. Paint your front door, click here for instructions on the best techniques. If your house has shutters, do they need a new coat of paint as well? Keep in mind that your front door and shutter paint color do not have to match, but they should complement each other and go with the style of your home (and observe any Homeowners’ Association rules that may apply.)
  4. Do you need new hardware on your front door? If you plan to paint your door, this is a perfect time to remove and replace any hardware.
  5. Add a spotlight to illuminate a walkway, or add a featured focal point.
  6. Remove all toys, garden waste, etc.
  7. Plant beautiful seasonal flowers and mulch your beds.
  8. Trim your bushes and trees.
  9. Have your house and sidewalks power There should be no signs of mold!
  10. Seal your driveway.
  11. Add a new and inviting solid black Welcome mat.
  12. Add vibrant colored (ensure that they can be seen from the roadway) flowers to your entryway.

Do you know what the three top most desirable outdoor elements are for potential buyers? According to the 2015 American Society of Landscape Survey out of 581 respondents the top three most popular outdoor design elements include:

  • Fire pits / fireplaces – 78.0%
  • Lighting – 72.0%
  • Grills – 63.0%

What significance does this have? If you have any of the elements mentioned above, you will want to feature them! For example, if you have an outdoor fire pit, before showing your home arrange chairs around the fireplace or pit and display with colorful pillows that make the potential homeowner look at it and say, “Wow, I really like that!”

Your real estate agent may or may not include home staging services, or they may tell you to remove clutter and have your house professionally cleaned. With the market as it is today, home staging is a proven winner for getting the best return on your investment. If you’re not sure what home staging is, let me help you out. It’s a method of preparing your home to maximize buyer appeal and sell your home quicker!

Here are highlighted notes from the 2015 Profile of Home Staging report by the National Association of Realtors® (NAR):

  • Among sellers’ agents 34 percent stage all homes, 13 percent stage difficult homes to sell, and four percent stage only high price bracket homes.
  • Thirty-two percent of buyers’ agents believe staged homes increases the dollar value buyers are willing to offer by one percent to five percent.

Also in this report, 81% found it easier to visualize the property as a future home in a staged home.

The most important rooms to be staged by order:

  2. Kitchen
  3. Master Bedroom
  4. Dining Room
  5. Bathroom
  6. Children’s Bedroom
  7. Guest Bedroom

Because 92% of people use the Internet during their home search, it is imperative that the photos are good professional quality and home staging can help present the best look possible. After the potential home buyer sees your home online, the next step, if they are close enough, will be a drive-by. Winter Curb Appeal when Selling Your Home

Winter Curb AppealLast week I discussed how winter can be a great time to sell your home, with that in mind, I wanted to review some tips for getting the outside of your house ready for sale.  Too often, the necessary outdoor things are neglected during the winter months that will impact the potential buyer’s first impression of your home.  Here are 10 sure-fire ways to ensure a welcoming and positive curb appeal and first impression for potential home buyers.

  1. Be sure your walkways and driveway are clear of snow, ice and debris.
  2. If you have children, be sure all play items are put away.
  3. If you have a dog, be sure all yard waste is removed.
  4. If your outdoor lighting is old and faded – replace it.
  5. Replace all of your outdoor light bulbs to bright new bulbs.
  6. Put your outside lights on timers so that your house looks warm and inviting to potential drive-by buyers who are visiting your home in the evening when it’s dark.  For this reason, be sure to have lights inside your home hooked up to timers emitting a warm and cozy feel.
  7. Replace your mailbox if it is old and rusty.  Add new address numbers to your mailbox.
  8. It’s difficult to paint your front door in cold weather, thoroughly clean it and replace any old hardware.  Be sure your doorbell works!
  9. Add a new welcome mat.
  10. Clear all spider webs and debris from your front porch area.  The entrance to your house is the area where the home buyer will stand and wait as the Realtor unlocks the door.  There’s plenty of time for the potential buyer to look around and acquire an instant feel for the house.  You want that quick first impression to be positive!

Home Selling Tips and Home Staging

House For SaleWith the start of February, we are officially in the best period to put your home on the market to sell.  In past years, according to real estate company Redfin, February is the best month.  “The company’s analysis of nationwide listings from 2014 showed that 74 percent of homes listed in February sold within 90 days, and 13 percent of them sold for more than the list price.” (Source)  Buyers who are looking in the winter need to move and are not merely looking for the fun of it.  According to Zillow, if you can sell your home “off season” you are able to sell your home quicker and for a higher price as there are serious buyers and less homes for sale on the market.   • Within 7-10 seconds of viewing a home, a potential buyer has formed an opinion if they like your home (or not). (Source)
  • The majority, 90% of buyers, find homes that they have viewed on the internet. (Source)
  • Every time a prospective buyer thinks a home needs a physical change; they automatically deduct $10,000 from the asking price?
