7 Tips to Sell Your Home to Millennials

In my decorating article last week, High Point Market-Spring 2017 Highlights, I wrote about the furniture industry looking forward to a large boom in millennial furniture purchases in the upcoming years. As reported by Realtormag, a recent Fannie Mae Economic report stated, “Millennials’ accelerated rate of departure from their parents’ homes bodes well for housing demand.” With the market primed to sell your home, now may be a fantastic time if you are planning a move.

How can you capitalize on the millennial market? Here are seven things to consider when selling your home to this growing pool of buyers:

  1. Strive for the “less is better” concept of decorating.
  2. Choose furniture that is large and fewer pieces; for example, large lamps, art, and accessories.
  3. Minimize the “eye noise” by not offering lots of little things to view. If you have a large collection of items, consider packing them up and placing in storage. Too many “things” take away from the house which is where you want your prospective buyers to focus.
  4. Take down outdated
  5. Paint the interior of the home in a neutral color; for example, a gray in the warm spectrum mixed with a beige.
  6. Since Millennials often do not have a budget for home upgrades, they want to move into a home with an updated kitchen and baths. If you cannot update this space, do what you can to give a facelift. Change out the knobs on the cabinets, replace the counter tops, install new lighting to a sleek look (definitely remove all fluorescent overhead lighting.)
  7. Replace outdated and dirty carpets throughout either with a neutral carpet or preferred low-maintenance wood flooring or tile.

Keep in mind that the best salesman in a room is the way the furniture is placed. Make sure the key Rooms:  Family room, Living Room, Entrance, Kitchen and Master Bedroom and Bath are professionally staged showing prospective buyers the many possibilities. They need to be able to see themselves living in this space.

2017 Interior Redesign and Home Staging Class Schedule

Family Room RedesignAs we finish off 2016, I wanted to take this opportunity to thank the many clients and students that I have had the pleasure of working with and helping to create dream homes and bring career dreams to fruition. Over the years I have had many people take my training program for various reasons. Perhaps they love home decorating and want to supplement their passion with training, or they want to have their own business in Interior Redesign and Home Staging or they are a Realtor that wants to expand their sales and be more successful. What can Home Staging do for Me?

Are you trying to sell your home or plan to put it on the market soon? Your real estate agent may or may not include home staging services, or they may tell you to remove clutter and have your house professionally cleaned. With the market as it is today, home staging is a proven winner for getting the best return on your investment. If you’re not sure what home staging is, let me help you out. It’s a method of preparing your home to maximize buyer appeal and sell your home quicker!

Here are highlighted notes from the 2015 Profile of Home Staging report by the National Association of Realtors® (NAR):

  • Among sellers’ agents 34 percent stage all homes, 13 percent stage difficult homes to sell, and four percent stage only high price bracket homes.
  • Thirty-two percent of buyers’ agents believe staged homes increases the dollar value buyers are willing to offer by one percent to five percent.

Also in this report, 81% found it easier to visualize the property as a future home in a staged home.

The most important rooms to be staged by order:

  1. Living Room
  2. Kitchen
  3. Master Bedroom
  4. Dining Room
  5. Bathroom
  6. Children’s Bedroom
  7. Guest Bedroom

Because 92% of people use the Internet during their home search, it is imperative that the photos are good professional quality and home staging can help present the best look possible. After the potential home buyer sees your home online, the next step, if they are close enough, will be a drive-by. That is why it is necessary to make sure the outside of your home presents beautifully as well. For some outdoor home staging tips, click here. According to the NAR report, 52% of buyers’ realtors believe that buyers offer more for staged homes. If a financial adviser offered you a return of 5-10% on an investment you would want that, wouldn’t you?

Outdoor Home Staging

Spring tipIf you are planning to put your house on the market to sell, you will want to assess the outside of your home, as well as the inside.  The outside of your home is the first thing that a potential homeowner sees.  Here are some tips to help you maximize your outdoor home appeal:

Yard and Gardens:  Pick up all broken branches, remove all leaves and plant debris, clean up your garden beds.  Keep in mind that focal points are just as important in your outdoor landscaping as they are inside your home.  If you have areas of your yard that you would like to minimize, draw the eye to an appealing area with brightly colored pots or flowers.  I found these ideas for creating DIY flower beds and hanging flower ideas, click here to view.

Add a fresh layer of mulch.  Keep in mind that one cubic yard of mulch, or nine 3-cu-ft bags, will cover a 100 sq ft area to a depth of 3 inches, which is the preferred depth of standard mixed hardwood mulch.  To learn more about the different mulch types, click here.  Ensure that you have a lovely green lawn.  If you plan to take care of this yourself, take a picture of problem areas in your yard and show your local home improvement store for advice on how to correct.

Entrance:  Clean your front door, remove all cobwebs, paint trim and shutters.  Replace hardware or kick plate.  Add a new welcome mat!

The human eye sees yellow first and then red.  From the road using pots or flowers of these colors will instantly draw the eye to your front door and attract attention!

Deck and Patio:   Be sure the deck has been cleaned and determine if it needs to be stained or painted as this will make a big impact.  Ensure that all outside lights have fresh new bulbs (be sure they are labeled for outside use).  Consider replacing outdoor fixtures if they are timeworn and rusty looking.

Outdoor furniture:  Be sure your outdoor furniture is clean and if needed, repainted.  Purchase new cushions or pillows if yours show poorly.  Create conversation areas with small tables, pots, and Redesign Rightlanterns.
